The New Braunfels Revenue Leak Checklist
12 PriceLabs and calendar mistakes that cost short-term rental hosts revenue, even when the calendar looks fully booked. Work through it one listing at a time. Anything you cannot answer in under a minute is worth a closer look.

1.Base price
The leak. Your base rate was set when you launched and has not been revisited since.
What to check. Compare your base price to what your best comparable listings charge on an ordinary weeknight this month. If your base has not moved in six months, it is almost certainly wrong in at least one direction.
2.Weekday and weekend separation
The leak. Fridays and Saturdays are priced on the same logic as Tuesdays.
What to check. Look at your last 60 days of bookings. If weekends filled instantly at the same rate weekdays needed a discount to sell, you left money on every weekend.
3.Minimum stay rules
The leak. A blanket minimum stay is blocking more revenue than it protects.
What to check. Check how many enquiries or search impressions you lose to a two or three night minimum during shoulder season. Minimums should tighten in peak demand and loosen in slow weeks, not sit fixed all year.
4.Orphan nights
The leak. Single nights trapped between two bookings never sell.
What to check. Filter your calendar for one and two night gaps. If your minimum stay is higher than the gap, that night is mathematically unsellable until you allow it.
5.Gap nights
The leak. Short gaps are priced the same as ordinary open nights.
What to check. Gap nights compete against nothing. They need a different price and a different minimum than a wide open week.
6.Event and peak dates
The leak. Wurstfest, river season, holiday weekends and local events are priced off your normal base rate.
What to check. Pull the next twelve months of local events and check each date range against your calendar. If an event weekend is priced within twenty percent of a normal weekend, it is underpriced.
7.Discount timing
The leak. Your discounts fire too early in the booking window.
What to check. Look at when your rate starts dropping for an unsold date. If prices fall 60 days out, you are discounting demand that had not arrived yet.
8.Last minute pricing
The leak. Last minute discounts are undercutting your own calendar.
What to check. Aggressive last minute drops train repeat guests and OTA algorithms to wait. Set a floor you will not go below and hold it.
9.Booking window and lead time
The leak. Your lead time settings do not match how your market actually books.
What to check. New Braunfels books differently in summer than in November. If your booking window rules are the same in both, one of them is wrong.
10.Comp set
The leak. Your comparable set does not reflect who you actually compete against.
What to check. Review the listings your pricing tool is benchmarking. Wrong bedroom count, wrong location, or a competitor who has stopped hosting will quietly drag your rates in the wrong direction.
11.Portfolio cannibalization
The leak. Two of your own listings are competing for the same guest.
What to check. If you manage more than one property in the same area, check whether they are undercutting each other on the same dates. Same pricing logic across different properties is one of the most expensive mistakes we see.
12.Monthly review
The leak. Nothing on this list gets checked on a schedule, so nothing gets corrected.
What to check. Put a recurring monthly slot in your calendar to review rate, occupancy and pace together. Pricing is not a setup task, it is an operating rhythm.
